Clé du Cap is a sectional title scheme of 21 homes in nine buildings, established in 1996. Open fields surround it, with a bird sanctuary to the south and farms and the river to the north. The gardens, the orchard and the paths belong to everyone.

The name and the crest

Clé du Cap

Clé du Cap is French for “key of the Cape”, and you say it klay doo kap.

Our crest tells the rest of the story. At its heart two golden keys cross, held together by a single ring. They are the caretakers: the people who keep the keys and look after the place for everyone.

Around them the laurels adorn the centre. Twelve leaves on the left branch stand for all our double-storey homes, and nine smaller leaves on the right for the single-storey homes. Twenty-one leaves for twenty-one homes, wrapped around one village.

      One main meter

      Water

      The municipality bills the village on one main meter. The village reads every home's meter on the 21st and bills each home for what it used. Here is how the village uses its water, month by month.

      What is normal?

      Most homes here use 1 to 2 kL a day. A sudden jump with no visitors or garden watering usually means a leak: a running toilet, a dripping geyser overflow outside, or a tap.

      The 15-minute leak test

      Close every tap and note the meter. Wait 15 minutes without using water. If the reading moved, water is escaping. Put a few drops of food colouring in each toilet cistern: colour in the bowl means a leaking cistern.

      Everything you send here goes to the trustees, and you get a reference number. Your details are used only to run the village.

      Ask for help

      Work on common property and your garden is part of the village service. Work inside your home may be at your own cost; we'll tell you before anything is done.

      Complaint

      The rules require complaints in writing to the managing agent for the trustees. This form does that. Anonymous complaints can't be acted on; your name is shared only with the trustees and the managing agent.

      Someone made a difference? The trustees pass every compliment on.

      For anything that needs the trustees' written approval, or a request for a rental parking bay.

      New resident registration

      Welcome to Clé du Cap. Every change of occupant registers here: it tells the trustees who lives where, sets up your gate access and books your welcome meeting. A once-off welcome fee of R500 applies per change of occupancy.

      Access to your home and garden

      List everyone who needs to open the gate: each person living in the unit, your domestic worker or gardener, carers, and regular visitors and friends. Add any limits on days or times, for example "the children may not open the gate after 22:00" or "no access for the domestic worker from 20:00 to 04:00". Each number added costs R50.

      Book a welcome meeting

      A 30-minute meeting at the village office with the chairperson: the rules, the gate, refuse and water, and any questions you have. Open times are shown below.

      Gate access and remotes

      Numbers added to the gate system cost R50 each, once off. Removing a number is free. Programming a remote is R50. Charges go on the owner's levy account.
